Na vlastn\u00ed byt o plo\u0161e 70 metr\u016f \u010dtvere\u010dn\u00edch pot\u0159ebuj\u00ed p\u0159es 13 hrub\u00fdch ro\u010dn\u00edch plat\u016f. Prahu v nedostupnosti bydlen\u00ed (optikou stejn\u00e9 metriky) p\u0159ed\u010d\u00ed z evropsk\u00fdch metropol\u00ed jen Amsterdam, vy\u0161lo ze studie Deloitte Property Index 2022. Krom\u011b drah\u00fdch nemovitost\u00ed se \u010cesko nav\u00edc \u201cchlub\u00ed\u201d jednou z nejvy\u0161\u0161\u00edch \u00farokov\u00fdch sazeb. P\u0159esto sen o sv\u00e9m domov\u011b nemus\u00edte odsouvat na neur\u010dito. Porad\u00edme v\u00e1m, jak si u banky \u201cvyboxovat\u201d v\u00fdhodn\u011bj\u0161\u00ed podm\u00ednky a ust\u00e1t spl\u00e1cen\u00ed hypot\u00e9ky beze stresu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Zorientujte se ve zkratk\u00e1ch a pojmech<\/h2>\n\n\n\n<p>Pokud chcete \u017e\u00e1dat o hypot\u00e9ku, naraz\u00edte na n\u011bkolik po\u017eadavk\u016f (limit\u016f) ze strany bankovn\u00edch instituc\u00ed. Pro z\u00e1kladn\u00ed orientaci se hod\u00ed rozum\u011bt z\u00e1kladn\u00edm pojm\u016fm:<\/p>\n\n\n\n<p><strong>LTV<\/strong> (z <em>loan to value<\/em>) ozna\u010duje pom\u011br v\u00fd\u0161e hypot\u00e9ky k cen\u011b nemovitosti. V\u00fdrazn\u011b ovliv\u0148uje \u00farokovou sazbu, kterou od banky dostanete. Pokud je hodnota LTV 80 %, znamen\u00e1 to, \u017ee v\u00e1m banka p\u016fj\u010d\u00ed 80 % ceny nemovitosti, 20 % financ\u00ed do jej\u00ed koup\u011b mus\u00edte vlo\u017eit ze sv\u00e9ho. To hodn\u011b \u017eadatel\u016f odrazuje, proto\u017ee neznaj\u00ed alternativu: zb\u00fdvaj\u00edc\u00edch 20 % m\u016f\u017eete zaru\u010dit je\u0161t\u011b jinou nemovitost\u00ed (bytem rodiny, chatou, atd.). <strong>Zm\u00edn\u011bn\u00fdch 80 % stanovuje \u010cNB jako maximum<\/strong>. \u00dalevu maj\u00ed jen \u017eadatel\u00e9 mlad\u0161\u00ed 36 let, pro kter\u00e9 je pom\u011br vy\u0161\u0161\u00ed \u2013 a\u017e do 90 %.<\/p>\n\n\n\n<p><strong>DTI <\/strong>(z<strong> <\/strong><em>debt to income) <\/em>je p\u0159\u00edjmov\u00fd ukazatel, kter\u00fd vyjad\u0159uje celkov\u00e9 zadlu\u017een\u00ed \u017eadatele o \u00fav\u011br k jeho \u010dist\u00e9mu ro\u010dn\u00edmu p\u0159\u00edjmu. <strong>Jeho horn\u00ed hranice je 8,5<\/strong>. Sou\u010det va\u0161ich \u00fav\u011br\u016f (hypot\u00e9ka, spl\u00e1cen\u00ed auta, spot\u0159ebitelsk\u00e9 \u00favery) nesm\u00ed p\u0159es\u00e1hnout 8,5n\u00e1sobek va\u0161ich \u010dist\u00fdch ro\u010dn\u00edch p\u0159\u00edjm\u016f. Op\u011bt jsou zv\u00fdhodn\u011bni \u017eadatel\u00e9 do 36 let, pro kter\u00e9 se \u010dist\u00fd ro\u010dn\u00ed p\u0159\u00edjem n\u00e1sob\u00ed cifrou 9,5.<\/p>\n\n\n\n<p><em>P\u0159\u00edklad: Pokud je v\u00e1\u0161 m\u011bs\u00ed\u010dn\u00ed hrub\u00fd plat 40 000 K\u010d, z\u016fstane v\u00e1m z n\u011bj asi 32 000 K\u010d \u010dist\u00e9ho. Cifru vyn\u00e1sob\u00edme 12 m\u011bs\u00edci a limitem 8,5. Tak dostaneme horn\u00ed hranici hypot\u00e9ky (respektive sou\u010dtu v\u0161ech \u00fav\u011br\u016f, kter\u00e9 na sebe m\u00e1te napsan\u00e9), kterou v\u00e1m banka m\u016f\u017ee poskytnout: 32 000 * 12 * 8,5 = 3 264 000 K\u010d.<\/em><\/p>\n\n\n\n<div class=\"wp-block-buttons is-content-justification-center is-layout-flex wp-container-core-buttons-is-layout-1 wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link has-background wp-element-button\" href=\"https:\/\/www.rixo.cz\/hypoteka\/\" style=\"background-color:#ff8500\">Srovnejte si hypot\u00e9ky<\/a><\/div>\n<\/div>\n\n\n\n<p><\/p>\n\n\n\n<p><strong>DSTI <\/strong>(z <em>debt service to income<\/em>) mluv\u00ed o pom\u011bru mezi v\u00fd\u0161\u00ed m\u011bs\u00ed\u010dn\u00edch spl\u00e1tek v\u0161ech \u00fav\u011br\u016f a \u010dist\u00fdm m\u011bs\u00ed\u010dn\u00edm p\u0159\u00edjmem \u017eadatele o \u00fav\u011br. Od roku 2022 je maxim\u00e1ln\u00ed hodnota ukazatele DSTI 45 %. Pokud si tedy nech\u00e1me vstupn\u00ed \u00fadaje z p\u0159\u00edkladu v\u00fd\u0161e, znamen\u00e1 to, \u017ee m\u011bs\u00ed\u010dn\u011b za spl\u00e1tky \u00fav\u011br\u016f sm\u00edte d\u00e1t jen <em>32 000 * 0,45 = 14 400 K\u010d.<\/em> Spr\u00e1vn\u011b tu\u0161\u00edte, \u017ee i tady je z\u00e1kon m\u00edrn\u011bj\u0161\u00ed k mlad\u0161\u00edm \u017eadatel\u016fm, pro kter\u00e9 ur\u010duje limit 50 %.<\/p>\n\n\n\n<p><strong>D\u016fle\u017eit\u00e9 je v\u011bd\u011bt, \u017ee \u010cNB od \u010dervence 2023 ru\u0161\u00ed limit DSTI, aby podm\u00ednky pro poskytov\u00e1n\u00ed hypot\u00e9k zm\u00edrnila.<\/strong> Rozhodnut\u00ed guvern\u00e9r \u010cNB Ale\u0161 Michl zd\u016fvodnil vysok\u00fdmi \u00farokov\u00fdmi sazbami, kter\u00e9 jsou dal\u0161\u00edm \u201cp\u0159irozen\u00fdm filtrem\u201d pro z\u00e1jemce o hypot\u00e9ky. Zb\u00fdvaj\u00edc\u00ed dv\u011b podm\u00ednky z\u016fst\u00e1vaj\u00ed v platnosti. Sta\u010d\u00ed se tedy pod\u00edvat na vlastn\u00ed p\u0159\u00edjmy a zjistit, jak jste na tom s LTV a DTI.&nbsp;<\/p>\n\n\n\n<p>Prohnali jste sv\u00e9 p\u0159\u00edjmy kalkula\u010dkou a v\u00fd\u0161e nab\u00edzen\u00e9 hypot\u00e9ky v\u00e1s zklamala? M\u00e1me pro v\u00e1s n\u011bkolik tip\u016f:<\/p>\n\n\n\n<ul>\n<li><strong>\u017d\u00e1dejte v p\u00e1ru.<\/strong> Ch\u00e1peme, \u017ee za zm\u00edn\u011bn\u00e9 t\u0159i miliony si toho moc nekoup\u00edte. Za dvojn\u00e1sobek u\u017e to jde, nemysl\u00edte?<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Poproste o pen\u00edze tak\u00e9 rodinu. <\/strong>Jist\u011b, i p\u0159\u00edbuzn\u00fdm budete muset p\u016fj\u010dku spl\u00e1cet, ale ur\u010dit\u011b budou m\u00edt v\u00edc pochopen\u00ed, pokud v\u00e1s zasko\u010d\u00ed ne\u010dekan\u00e1 situace.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Zkro\u0165te svoje velk\u00e9 o\u010di. <\/strong>Kupte si prozat\u00edm tak velk\u00fd byt, na kter\u00fd m\u00e1te. V\u017edycky se pak m\u016f\u017eete posunout do v\u011bt\u0161\u00edho.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Nesledujte jen tabulkov\u00e9 \u00farokov\u00e9 sazby. <\/strong>Pokud jste ochotni si s hypot\u00e9kou sjednat tak\u00e9 otev\u0159en\u00ed b\u011b\u017en\u00e9ho \u00fa\u010dtu, poji\u0161t\u011bn\u00ed majetku nebo jin\u00e9ho produktu, banka v\u00e1m vyjde vst\u0159\u00edc. Nejlep\u0161\u00edm impulsem je samoz\u0159ejm\u011b konec fixace \u00farokov\u00e9 sazby, kter\u00e1 se nej\u010dast\u011bji sjedn\u00e1v\u00e1 na t\u0159i a\u017e p\u011bt let. Kdy zhodnotit situaci na trhu a nab\u00eddku bank vyhodnotit? V sou\u010dasn\u00e9 chv\u00edli <strong>posta\u010d\u00ed i last minute, zhruba dva a\u017e t\u0159i m\u011bs\u00edce p\u0159ed koncem fixace<\/strong>. Pokud by se \u00farokov\u00e9 sazby pohybovaly n\u00ed\u017e, klidn\u011b banku kontaktujte i s v\u011bt\u0161\u00edm \u010dasov\u00fdm p\u0159edstihem, klidn\u011b i rok a p\u016fl p\u0159ed koncem fixace.
