Zvolen\u00ed vhodn\u00e9ho \u00fav\u011bru<\/h3>\n\n\n\n<p>P\u0159i hled\u00e1n\u00ed vhodn\u00e9 hypot\u00e9ky za\u010dn\u011bte srovn\u00e1v\u00e1n\u00edm nab\u00eddek od bank a hypote\u010dn\u00edch spole\u010dnost\u00ed. N\u00e1vrh na vklad z\u00e1stavn\u00edho pr\u00e1va v\u011bt\u0161inou p\u0159ipravuje advok\u00e1t, kter\u00fd se zab\u00fdv\u00e1 vlastnick\u00fdm pr\u00e1vem. Pokud hypot\u00e9ku \u0159e\u0161\u00edte p\u0159es n\u00e1s, p\u0159iprav\u00edme n\u00e1vrh my.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. \u010cerp\u00e1n\u00ed pen\u011bz<\/h3>\n\n\n\n<p>A\u017e pod\u00e1te n\u00e1vrh na vklad z\u00e1stavn\u00edho pr\u00e1va, po\u0161lete bance vlastn\u00ed pen\u00edze a dolo\u017e\u00edte pot\u0159ebn\u00e9 dokumenty, m\u016f\u017eete \u010derpat pen\u00edze z \u00fav\u011bru. Banka v\u00e1m po\u0161le pen\u00edze na \u00fa\u010det, kter\u00fd uvedete ve smlouv\u011b.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Jak\u00e9 v\u00fdrazy u hypot\u00e9ky mus\u00edte zn\u00e1t<\/h2>\n\n\n\n<ul>\n<li><strong>LTV<\/strong> (z <em>loan to value<\/em>) vyjad\u0159uje procentu\u00e1ln\u00ed pod\u00edl, kter\u00fd banka poskytne v\u016f\u010di hodnot\u011b nemovitosti. Pokud je LTV 80 %, banka poskytne \u00fav\u011br ve v\u00fd\u0161i 80 % hodnoty nemovitosti a z\u00e1rove\u0148 o\u010dek\u00e1v\u00e1, \u017ee klient p\u0159isp\u011bje vlastn\u00edmi prost\u0159edky (nebo z\u00e1rukou dal\u0161\u00ed nemovitosti) ve v\u00fd\u0161i 20 %.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Doba spl\u00e1cen\u00ed<\/strong> neboli \u010dasov\u00e9 obdob\u00ed, b\u011bhem kter\u00e9ho \u00fav\u011br mus\u00edte splatit. Doba spl\u00e1cen\u00ed se typicky pohybuje od 10 do 30 let.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Typ spl\u00e1tek<\/strong> teoreticky zahrnuje n\u00e1sleduj\u00edc\u00ed mo\u017enosti: anuitn\u00ed (slo\u017eenou z jistiny a \u00faroku, jejich\u017e pom\u011br se ka\u017ed\u00fd m\u011bs\u00edc m\u011bn\u00ed, ale \u010d\u00e1stka spl\u00e1tky z\u016fst\u00e1v\u00e1 stejn\u00e1), progresivn\u00ed (kdy \u010d\u00e1stka, kterou spl\u00e1c\u00edte, postupn\u011b roste) a degresivn\u00ed (\u010d\u00e1stka spl\u00e1tek se sni\u017euje). V praxi v\u0161ak nej\u010dast\u011bji potk\u00e1te anuitn\u00ed typ spl\u00e1tek a plat\u00edte stejnou \u010d\u00e1stku ka\u017ed\u00fd m\u011bs\u00edc.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>\u00darok<\/strong> je poplatek, kter\u00fd si banka \u00fa\u010dtuje za poskytnut\u00ed \u00fav\u011bru. Vyjad\u0159uje se v procentech a z\u00e1vis\u00ed na v\u00fd\u0161i \u00fav\u011bru a \u00farokov\u00e9 sazb\u011b.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>RPSN<\/strong> (ro\u010dn\u00ed procentn\u00ed sazba n\u00e1klad\u016f) je ukazatel, kter\u00fd vyjad\u0159uje celkov\u00e9 n\u00e1klady na \u00fav\u011br v\u010detn\u011b \u00farok\u016f, poplatk\u016f a dal\u0161\u00edch n\u00e1klad\u016f ve form\u011b ro\u010dn\u00ed procentu\u00e1ln\u00ed sazby. Slou\u017e\u00ed k porovn\u00e1n\u00ed celkov\u00fdch n\u00e1klad\u016f r\u016fzn\u00fdch hypote\u010dn\u00edch nab\u00eddek.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Doba fixace<\/strong> ur\u010duje obdob\u00ed, na kter\u00e9 v\u00e1m banka pevn\u011b stanovila \u00farokovou sazbu. B\u011bhem fixa\u010dn\u00ed doby se \u00farokov\u00e1 sazba nem\u011bn\u00ed. Po uplynut\u00ed fixa\u010dn\u00ed doby se obvykle aplikuje nov\u00e1 \u00farokov\u00e1 sazba na z\u00e1klad\u011b aktu\u00e1ln\u00edch podm\u00ednek na trhu. Fixa\u010dn\u00ed doba m\u016f\u017ee b\u00fdt nap\u0159\u00edklad jeden rok, t\u0159i, p\u011bt, nebo deset let, v z\u00e1vislosti na nab\u00eddce a preferenc\u00edch klienta.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Na co se p\u0159i \u017e\u00e1dosti o hypot\u00e9ku p\u0159ipravit<\/h2>\n\n\n\n<p>Te\u010f m\u00e1te solidn\u00ed teoretick\u00fd z\u00e1klad. Na co se ov\u0161em p\u0159ipravit po praktick\u00e9 str\u00e1nce?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">V\u00fd\u0161e hypot\u00e9ky z\u00e1le\u017e\u00ed na va\u0161ich p\u0159\u00edjmech<\/h3>\n\n\n\n<p>Zjednodu\u0161en\u011b \u0159e\u010deno m\u016f\u017eeme \u0159\u00edct, \u017ee \u010d\u00edm v\u00edc vyd\u011bl\u00e1v\u00e1te, t\u00edm v\u011bt\u0161\u00ed hypot\u00e9ku dostanete. I tady v\u0161ak naraz\u00edte na n\u011bkolik omezen\u00ed, o kter\u00fdch jsme detailn\u011b psali v \u010dl\u00e1nku o tom, <a href=\"https:\/\/www.rixo.cz\/blog\/kdo-dosahne-na-hypoteku\/\">kdo dos\u00e1hne na hypot\u00e9ku<\/a>. Ve stru\u010dnosti:<\/p>\n\n\n\n<ul>\n<li>Hypot\u00e9ka se d\u00e1v\u00e1 maxim\u00e1ln\u011b do v\u00fd\u0161e 90 % z\u00e1stavn\u00ed hodnoty u \u017eadatel\u016f do 36 let, u ostatn\u00edch je to pak 80 %.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li>Maxim\u00e1ln\u00ed v\u00fd\u0161e va\u0161ich \u00fav\u011br\u016f nesm\u00ed p\u0159es\u00e1hnout 9,5n\u00e1sobek \u010dist\u00fdch ro\u010dn\u00edch p\u0159\u00edjm\u016f u \u017eadatel\u016f do 36 let, u ostatn\u00edch je to 8,5n\u00e1sobek.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<ul>\n<li>Na hypot\u00e9ku (respektive spl\u00e1cen\u00ed v\u0161ech \u00fav\u011br\u016f, co m\u00e1te) nesm\u00ed m\u011bs\u00ed\u010dn\u011b padnout v\u00edc ne\u017e 50 % z \u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu. Pokud podnik\u00e1te na I\u010cO, sta\u010d\u00ed ho m\u00edt rok.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Jak dlouho trv\u00e1 schv\u00e1len\u00ed hypot\u00e9ky<\/h3>\n\n\n\n<p>Pokud se do rukou sv\u011b\u0159\u00edte n\u00e1m (a budete s n\u00e1mi aktivn\u011b spolupracovat), m\u016f\u017eete po\u010d\u00edtat <strong>zhruba s m\u011bs\u00edcem<\/strong>. Vy\u0159\u00edd\u00edme s v\u00e1mi v\u00fdpis z katastru nemovitost\u00ed, potvrzen\u00ed o pracovn\u00ed smlouv\u011b nebo podnik\u00e1n\u00ed atd. Od v\u00e1s budeme pot\u0159ebovat hlavn\u011b pap\u00edry k samotn\u00e9 nemovitosti, t\u0159eba n\u00e1vrh kupn\u00ed smlouvy nebo rozpo\u010det stavby.
