Byty v dru\u017estevn\u00edm vlastnictv\u00ed jsou toti\u017e dostupn\u011bj\u0161\u00ed ne\u017e ty v osobn\u00edm vlastnictv\u00ed. Jak je ale financovat a jak\u00e1 specifika m\u00e1 hypot\u00e9ka na dru\u017estevn\u00ed byt? Pod\u00edvejte se, jak\u00e9 mo\u017enosti se v\u00e1m nab\u00edz\u00ed.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Co se skr\u00fdv\u00e1 pod pojmem \u201edru\u017estevn\u00ed vlastnictv\u00ed\u201d?<\/h2>\n\n\n\n<p>Dru\u017estevn\u00ed vlastnictv\u00ed byt\u016f spo\u010d\u00edv\u00e1 v tom, \u017ee jejich vlastn\u00edkem je bytov\u00e9 dru\u017estvo. Jedn\u00e1 se o spole\u010denstv\u00ed osob, kter\u00e9 je zalo\u017eeno za \u00fa\u010delem zaji\u0161t\u011bn\u00ed bytov\u00fdch pot\u0159eb sv\u00fdch \u010dlen\u016f. Co to v praxi znamen\u00e1? Vy jako jednotlivec (neboli dru\u017estevn\u00edk) jste \u010dlenem bytov\u00e9ho dru\u017estva a kupujete si \u010dlensk\u00fd pod\u00edl v dru\u017estvu, nikoliv byt. Ale nebojte, neskon\u010d\u00edte jen s pap\u00edrovou smlouvou. Dru\u017estvo v\u00e1m toti\u017e na opl\u00e1tku p\u0159enech\u00e1 byt k u\u017e\u00edv\u00e1n\u00ed. Byt je sice \u201ev\u00e1\u0161\u201d, jako dru\u017estevn\u00edk jste ale v postaven\u00ed n\u00e1jemce.<em>&nbsp;<\/em><\/p>\n\n\n\n<p>U\u017e v\u00edte, \u017ee na dru\u017estevn\u00ed byt dos\u00e1hnete sn\u00e1ze ne\u017e na byt v osobn\u00edm vlastnictv\u00ed. V\u0161echno m\u00e1 ov\u0161em svoje v\u00fdhody a nev\u00fdhody. Vzhledem k tomu, \u017ee v\u00e1m dru\u017estevn\u00ed byt nepat\u0159\u00ed, nem\u016f\u017eete ho sami ze sv\u00e9 v\u016fle zastavit, ru\u010dit j\u00edm, ani ho prodat. M\u016f\u017eete jen op\u011bt p\u0159ev\u00e9st dru\u017estevn\u00ed pod\u00edl a v\u0161e s t\u00edm spojen\u00e9 na potenci\u00e1ln\u00edho kupuj\u00edc\u00edho. Smlouvu o p\u0159evodu pod\u00edlu mus\u00ed dru\u017estvo schv\u00e1lit. P\u0159evod ale m\u016f\u017ee dru\u017estvo omezit stanovami, nap\u0159\u00edklad m\u016f\u017ee zak\u00e1zat \u010dlenstv\u00ed pr\u00e1vnick\u00fdm osob\u00e1m nebo cizinc\u016fm bez trval\u00e9ho pobytu v \u010cR.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mo\u017enosti financov\u00e1n\u00ed dru\u017estevn\u00edho bytu<\/h2>\n\n\n\n<p>Pokud nepat\u0159\u00edte mezi \u0161\u0165astlivce, kte\u0159\u00ed ze sv\u00e9ho \u00fa\u010dtu mohou m\u00e1vnut\u00edm prstu vybrat n\u011bkolik milion\u016f, m\u00e1te p\u0159ed sebou n\u011bkolik mo\u017enost\u00ed:<\/p>\n\n\n\n<ul>\n<li><strong>P\u0159edhypote\u010dn\u00ed \u00fav\u011br<\/strong>, tedy kr\u00e1tkodob\u00fd \u00fa\u010delov\u00fd \u00fav\u011br (1-2 roky) bez z\u0159\u00edzen\u00ed z\u00e1stavn\u00edho pr\u00e1va, na n\u011bj\u017e v budoucnu nav\u00e1\u017ee \u201eopravdov\u00e1\u201d hypot\u00e9ka.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Hypot\u00e9ka se z\u00e1stavou jin\u00e9 nemovitosti<\/strong>. Klasick\u00fd hypote\u010dn\u00ed \u00fav\u011br, kde ov\u0161em mus\u00edte zastavit nemovitost jinou ne\u017e dru\u017estevn\u00ed byt (nejste toti\u017e jeho vlastn\u00edkem), stejn\u011b jako v p\u0159\u00edpad\u011b hypot\u00e9ky bez vlastn\u00edch \u00faspor.<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>\u00dav\u011br ze stavebn\u00edho spo\u0159en\u00ed<\/strong> nebo <strong>p\u0159eklenovac\u00ed \u00fav\u011br<\/strong> od stavebn\u00ed spo\u0159itelny, kter\u00fd nevy\u017eaduje \u017e\u00e1dn\u00e9 zaji\u0161t\u011bn\u00ed ru\u010den\u00edm nebo z\u00e1stavou. Na trhu se objevuj\u00ed i nov\u00e9 mo\u017enosti financov\u00e1n\u00ed, kter\u00e9 p\u0159ipom\u00ednaj\u00ed hypot\u00e9ku a spo\u0159itelna v takov\u00fdch p\u0159\u00edpadech vy\u017eaduje z\u00e1stavu.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul>\n<li><strong>Dru\u017estevn\u00ed financov\u00e1n\u00ed<\/strong>. Tato forma financov\u00e1n\u00ed a jej\u00ed podm\u00ednky z\u00e1vis\u00ed na konkr\u00e9tn\u00edm bytov\u00e9m dru\u017estvu, tak\u017ee ji uv\u00e1d\u00edme jen pro \u00faplnost. Dru\u017estevn\u00ed financov\u00e1n\u00ed spo\u010d\u00edv\u00e1 v zaplacen\u00ed po\u010d\u00e1te\u010dn\u00edho \u010dlensk\u00e9ho vkladu a postupn\u00e9m spl\u00e1cen\u00ed zb\u00fdvaj\u00edc\u00ed \u010d\u00e1stky p\u0159\u00edmo dru\u017estvu. To zase sv\u016fj \u00fav\u011br spl\u00e1c\u00ed finan\u010dn\u00ed instituci.&nbsp;&nbsp;<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">P\u0159edhypote\u010dn\u00ed \u00fav\u011br aneb \u201ehypot\u00e9ka bez z\u00e1stavy\u201d?<\/h2>\n\n\n\n<p>P\u0159edhypote\u010dn\u00ed \u00fav\u011br je zvl\u00e1\u0161tn\u00ed druh \u00fa\u010delov\u00e9ho \u00fav\u011bru. Vyu\u017e\u00edv\u00e1 se tam, kde nem\u016f\u017eete bance nab\u00eddnout \u017e\u00e1dnou nemovitost, kterou byste mohli ru\u010dit, co\u017e je pr\u00e1v\u011b p\u0159\u00edpad dru\u017estevn\u00edho bytu.&nbsp;<\/p>\n\n\n\n<p>Banky nab\u00edz\u00ed trv\u00e1n\u00ed p\u0159edhypote\u010dn\u00edho \u00fav\u011bru v d\u00e9lce 1-2 let, p\u0159i\u010dem\u017e spl\u00e1c\u00edte pouze \u00faroky, nikoliv jistinu. Tu za\u010dnete spl\u00e1cet a\u017e s hypot\u00e9kou, o kterou po\u017e\u00e1d\u00e1te ve chv\u00edli, a\u017e budete disponovat nemovitost\u00ed, kterou je mo\u017en\u00e9 zastavit. P\u0159edhypote\u010dn\u00ed \u00fav\u011br m\u016f\u017eete vyu\u017e\u00edt jen v p\u0159\u00edpad\u011b, \u017ee v\u00e1m dru\u017estvo dalo <strong>p\u00edsemn\u00fd p\u0159\u00edslib p\u0159eveden\u00ed bytu do osobn\u00edho vlastnictv\u00ed<\/strong> v term\u00ednu splatnosti \u00fav\u011bru, tedy tak\u00e9 v horizontu 1-2 let.&nbsp;<\/p>\n\n\n\n<p>Pokud se o p\u0159edhypote\u010dn\u00ed \u00fav\u011bry budete seri\u00f3zn\u011b zaj\u00edmat, m\u011bjte na pam\u011bti, \u017ee jejich nab\u00eddka je omezen\u00e1. Jednak je vyu\u017eit\u00ed p\u0159edhypote\u010dn\u00edho \u00fav\u011bru<strong> limitovan\u00e9<\/strong> na jednu konkr\u00e9tn\u00ed situaci, jeho dal\u0161\u00ed nev\u00fdhodou jsou ale i pom\u011brn\u011b <strong>vysok\u00e9 \u00farokov\u00e9 sazby<\/strong>. Nejde tedy o p\u0159\u00edli\u0161 v\u00fdhodnou formu financov\u00e1n\u00ed. P\u0159edhypote\u010dn\u00ed \u00fav\u011br si kv\u016fli specifik\u016fm jejich sjedn\u00e1v\u00e1n\u00ed nesrovn\u00e1te jednodu\u0161e online, ale mohou v\u00e1m s t\u00edm pomoci na\u0161i hypote\u010dn\u00ed specialist\u00e9.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Hypot\u00e9ka se z\u00e1stavou jin\u00e9 nemovitosti<\/h2>\n\n\n\n<p>Hypot\u00e9ka na dru\u017estevn\u00ed byt nen\u00ed \u017e\u00e1dn\u00fdm speci\u00e1ln\u00edm produktem odli\u0161n\u00fdm od klasick\u00e9ho hypote\u010dn\u00edho \u00fav\u011bru. Specifikum ale spo\u010d\u00edv\u00e1 v tom, \u017ee budete muset ve prosp\u011bch banky zastavit <strong>jinou nemovitost<\/strong>. Ta nemus\u00ed b\u00fdt va\u0161e, ale nap\u0159\u00edklad rodi\u010d\u016f. Je mo\u017en\u00e9 ru\u010dit bytem v osobn\u00edm vlastnictv\u00ed, rodinn\u00fdm domem i chatou, p\u0159i\u010dem\u017e nemus\u00ed b\u00fdt na p\u0159ek\u00e1\u017eku, \u017ee u\u017e je nemovitost v jin\u00e9 z\u00e1stav\u011b. P\u0159i p\u0159\u00edpadn\u00e9m p\u0159evodu bytu do osobn\u00edho vlastnictv\u00ed pak bude jin\u00e1 nemovitost ze z\u00e1stavy vyv\u00e1z\u00e1na a ru\u010dit budete pr\u00e1v\u011b (u\u017e opravdu sv\u00fdm) bytem. A\u0165 u\u017e ru\u010d\u00edte bytem \u010di jinou nemovitost\u00ed, z\u00e1stavn\u00ed pr\u00e1vo v\u017edy zanikne okam\u017eikem, kdy hypot\u00e9ku <strong>\u00fapln\u011b splat\u00edte<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Jedin\u00e9, co v\u00e1s m\u016f\u017ee na cest\u011b za vysn\u011bn\u00fdm bytem omezovat, je nutnost z\u00edsk\u00e1n\u00ed <strong>souhlasu se z\u0159\u00edzen\u00edm z\u00e1stavn\u00edho pr\u00e1va<\/strong>. Oproti p\u0159edhypote\u010dn\u00edmu \u00fav\u011bru spl\u00e1c\u00edte \u00faroky i jistinu ihned a z hlediska \u00farokov\u00fdch sazeb se jedn\u00e1 o nejv\u00fdhodn\u011bj\u0161\u00ed \u0159e\u0161en\u00ed. Stejn\u011b to funguje i v p\u0159\u00edpad\u011b, \u017ee \u017e\u00e1d\u00e1te <a href=\"https:\/\/www.rixo.cz\/blog\/jak-ziskat-hypoteku-bez-uspor\/\">o hypot\u00e9ku bez \u00faspor<\/a>. Nem\u011bli byste se proto spol\u00e9hat na \u0161t\u011bst\u00ed, ale sp\u00ed\u0161e se pro tento p\u0159\u00edpad pojistit. V nab\u00eddce bank sice najdete <strong>poji\u0161t\u011bn\u00ed schopnosti spl\u00e1cet<\/strong>, ale rad\u011bji si mimo jedn\u00e1n\u00ed s bankou o hypot\u00e9ce sami sjednejte kvalitn\u00ed <a href=\"https:\/\/www.rixo.cz\/pojisteni-zivota\/\"><strong>\u017eivotn\u00ed poji\u0161t\u011bn\u00ed<\/strong><\/a>, kter\u00e9 v\u00e1s v p\u0159\u00edpad\u011b v\u00e1\u017en\u00e9ho onemocn\u011bn\u00ed nebo \u00farazu a v\u00fdpadku p\u0159\u00edjmu podr\u017e\u00ed nad vodou. Pojistn\u00e9 pln\u011bn\u00ed z vlastn\u00ed pojistky jde p\u0159\u00edmo v\u00e1m.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00dav\u011br ze stavebn\u00edho spo\u0159en\u00ed a p\u0159eklenovac\u00ed \u00fav\u011br<\/h2>\n\n\n\n<p>\u00dav\u011br ze stavebn\u00edho spo\u0159en\u00ed je jednou z mo\u017enost\u00ed, jak financovat n\u00e1kup dru\u017estevn\u00edho bytu bez hypot\u00e9ky. Neobr\u00e1t\u00edte se tedy v tomto p\u0159\u00edpad\u011b na banku, ale na stavebn\u00ed spo\u0159itelnu. V\u00fdhodou tohoto \u00fav\u011bru je p\u0159edev\u0161\u00edm to, \u017ee <strong>nemus\u00edte ru\u010dit \u017e\u00e1dnou nemovitost\u00ed<\/strong>. P\u016fj\u010den\u00e9 prost\u0159edky ov\u0161em tak\u00e9 nedosahuj\u00ed takov\u00e9 v\u00fd\u0161e. \u00dav\u011br ze stavebn\u00edho spo\u0159en\u00ed je toti\u017e ur\u010den\u00fd p\u0159edev\u0161\u00edm <strong>na rekonstrukce <\/strong>a jin\u00e9 \u00fapravy domu nebo bytu.
