Spol\u00e9hat se na \u0161t\u011bst\u00ed ale nen\u00ed tou nejlep\u0161\u00ed strategi\u00ed. Pro p\u0159\u00edpad, \u017ee zp\u016fsob\u00edte \u0161kodu pronaj\u00edmateli nebo soused\u016fm, se rad\u011bji pojist\u011bte. Jak na poji\u0161t\u011bn\u00ed, kdy\u017e \u017eijete v n\u00e1jemn\u00edm byt\u011b a v jak\u00fdch situac\u00edch v\u00e1m pojistka pom\u016f\u017ee? Na to se pod\u00edv\u00e1me v na\u0161em \u010dl\u00e1nku.&nbsp;<\/p>\n\n\n\n<p>Odpov\u011bdnost za \u0161kody na majetku v n\u011bkter\u00fdch p\u0159\u00edpadech nese pronaj\u00edmatel, jindy ale zase n\u00e1jemce. V ide\u00e1ln\u00edm p\u0159\u00edpad\u011b by m\u011bli b\u00fdt poji\u0161t\u011bni oba, my se ale nyn\u00ed budeme soust\u0159edit jen na poji\u0161t\u011bn\u00ed n\u00e1jemn\u00edka. I p\u0159esto, \u017ee plat\u00edte tu\u010dn\u00e9 n\u00e1jemn\u00e9, po v\u00e1s toti\u017e pronaj\u00edmatel bytu za zp\u016fsoben\u00e9 \u0161kody m\u016f\u017ee (a pravd\u011bpodobn\u011b bude) po\u017eadovat n\u00e1hradu. Klidn\u011b i v \u0159\u00e1du statis\u00edc\u016f korun.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Jak\u00e9 \u0161kody mus\u00ed hradit n\u00e1jemce?&nbsp;<\/h2>\n\n\n\n<p>Vztah pronaj\u00edmatele s n\u00e1jemcem m\u00e1 sv\u00e1 pravidla. Zat\u00edmco pronaj\u00edmatel poskytuje svou nemovitost k bydlen\u00ed, n\u00e1jemce m\u00e1 nejen platit n\u00e1jemn\u00e9, ale prov\u00e1d\u011bt tak\u00e9 <strong>b\u011b\u017enou \u00fadr\u017ebu a drobn\u00e9 opravy<\/strong>. To znamen\u00e1, \u017ee by m\u011bl \u010das od \u010dasu zkontrolovat stav vodovodn\u00edch bateri\u00ed, odpad\u016f, topen\u00ed, elektrick\u00fdch za\u0159\u00edzen\u00ed nebo t\u0159eba pronajat\u00e9ho n\u00e1bytku. Nap\u0159\u00edklad n\u00e1hrada \u0161kody po vytopen\u00ed, kter\u00e9 bylo zp\u016fsobeno <strong>majiteli \u010di soused\u016fm <\/strong>kv\u016fli zanedb\u00e1n\u00ed kontroly \u010di v\u00fdm\u011bny hadic, je tak odpov\u011bdnost\u00ed n\u00e1jemce. A jak\u00e1 oprava je drobn\u00e1? Podle \u010desk\u00e9 legislativy takov\u00e1, u n\u00ed\u017e n\u00e1klady nep\u0159es\u00e1hnou \u010d\u00e1stku 1000 K\u010d. Celkov\u00e1 cena ro\u010dn\u00edch drobn\u00fdch oprav je tak\u00e9 zastropov\u00e1na \u010d\u00e1stkou 100 K\u010d na m<sup>2<\/sup> podlahov\u00e9 plochy bytu.&nbsp;<\/p>\n\n\n\n<p>Zaj\u00edm\u00e1 v\u00e1s v\u00fd\u010det povinnost\u00ed n\u00e1jemce spadaj\u00edc\u00edch do b\u011b\u017en\u00e9 \u00fadr\u017eby a drobn\u00fdch oprav, kter\u00e9 hrad\u00ed n\u00e1jemce? Pod\u00edvejte se na <a href=\"https:\/\/www.e-sbirka.cz\/sb\/2015\/308\/2016-01-01\" target=\"_blank\" rel=\"noopener\">Na\u0159\u00edzen\u00ed vl\u00e1dy<\/a>, kter\u00e9 v\u0161echny n\u00e1le\u017eitosti podrobn\u011b, ale stru\u010dn\u011b vyjmenov\u00e1v\u00e1.&nbsp;<\/p>\n\n\n\n<p>Odpov\u011bdnost n\u00e1jemce ale b\u011b\u017enou \u00fadr\u017ebou nekon\u010d\u00ed. Nahradit mus\u00ed tak\u00e9 \u0161kodu zp\u016fsobenou <strong>z nedbalosti<\/strong> nebo dokonce <strong>\u00famysln\u011b<\/strong>. Ani \u0161kody <strong>zp\u016fsoben\u00e9 zv\u00ed\u0159etem<\/strong> nen\u00ed radno podce\u0148ovat. Chovatel\u00e9 dom\u00e1c\u00edch mazl\u00ed\u010dk\u016f maj\u00ed s n\u00e1klady na potrhan\u00e9 koberce nebo po\u0161kr\u00e1ban\u00e9 d\u0159ev\u011bn\u00e9 podlahy bohat\u00e9 zku\u0161enosti. Nen\u00ed ale \u0161koda jako \u0161koda. Odpov\u011bdnost n\u00e1jemce se <strong>nevztahuje<\/strong> na po\u0161kozen\u00ed, kter\u00e9 bychom mohli popsat jako<strong> b\u011b\u017en\u00e9 opot\u0159eben\u00ed <\/strong>n\u00e1bytku nebo jin\u00e9ho za\u0159\u00edzen\u00ed dom\u00e1cnosti. P\u0159ipoji\u0161t\u011bn\u00ed kryje nejen movit\u00e9, ale i nemovit\u00e9 v\u011bci. M\u016f\u017eete tak b\u00fdt v klidu, t\u0159eba kdy\u017e nedopat\u0159en\u00edm po\u0161kod\u00edte kuchy\u0148skou linku nebo d\u00edt\u011b rozbije prosklen\u00e9 dve\u0159e.
