Poj\u010fme se pod\u00edvat na to, jak vinkulace funguje.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Co je vinkulace?&nbsp;<\/h2>\n\n\n\n<p>Vinkulace je v r\u00e1mci poji\u0161t\u011bn\u00ed roz\u0161\u00ed\u0159en\u00fdm prost\u0159edkem ochrany v\u011b\u0159itel\u016f v\u016f\u010di \u0161kod\u00e1m, kter\u00e9 by mohly vzniknout na v\u011bcech v z\u00e1stav\u011b nebo p\u0159\u00edmo ve vlastnictv\u00ed v\u011b\u0159itele. Pr\u00e1v\u011b vinkulace toti\u017e zaji\u0161\u0165uje, \u017ee <strong>pojistn\u00e9 pln\u011bn\u00ed <\/strong>bude vyplaceno <strong>t\u0159et\u00ed osob\u011b (v\u011b\u0159iteli)<\/strong>, a ne v\u00e1m jako pojistn\u00edkovi, kter\u00fd si poji\u0161t\u011bn\u00ed sjednal.&nbsp;<\/p>\n\n\n\n<p>\u0158\u00edk\u00e1te si: \u201cje\u0161t\u011b jednou a \u010desky\u201d? D\u00e1me v\u00e1m jeden p\u0159\u00edklad za v\u0161echny. P\u0159edstavte si t\u0159eba d\u016fm, na kter\u00fd jste si vzali hypot\u00e9ku. Banka zaji\u0161\u0165uje \u00fav\u011br z\u00e1stavn\u00edm pr\u00e1vem k nemovitosti, to ale nesta\u010d\u00ed. Co kdy\u017e toti\u017e v\u00e1\u0161 d\u016fm padne za ob\u011b\u0165 povodni, nebo t\u0159eba dokonce po\u017e\u00e1ru? Banka se proti riziku, \u017ee v\u011bc v z\u00e1stav\u011b bude m\u00edt men\u0161\u00ed hodnotu nebo bude \u00fapln\u011b zni\u010dena, chr\u00e1n\u00ed pr\u00e1v\u011b vinkulac\u00ed pojistn\u00e9ho pln\u011bn\u00ed <strong>v jej\u00ed prosp\u011bch<\/strong>.&nbsp;<\/p>\n\n\n\n<p><strong>Uzav\u0159en\u00ed poji\u0161t\u011bn\u00ed<\/strong> na ochranu zastaven\u00e9 nemovitosti se <strong>nevyhnete<\/strong>, stejn\u011b tak se pravd\u011bpodobn\u011b nevyhnete ani<strong> vinkulaci pojistn\u00e9ho pln\u011bn\u00ed<\/strong>. Jde toti\u017e o jednu z povinnost\u00ed, kterou budete muset p\u0159ed \u010derp\u00e1n\u00edm hypot\u00e9ky u v\u011bt\u0161iny bank splnit.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Jak na vinkulaci v poji\u0161t\u011bn\u00ed nemovitosti?&nbsp;<\/h2>\n\n\n\n<p>V r\u00e1mci poji\u0161t\u011bn\u00ed nemovitosti k hypot\u00e9ce se s ot\u00e1zkou na pot\u0159ebu vinkulace m\u016f\u017eete setkat ji\u017e p\u0159i sjedn\u00e1v\u00e1n\u00ed pojistn\u00e9 smlouvy. Rovnou je toti\u017e mo\u017en\u00e9 do smlouvy p\u0159idat podm\u00ednku, aby p\u0159\u00edpadn\u00e9 pojistn\u00e9 pln\u011bn\u00ed (zpravidla p\u0159evy\u0161uj\u00edc\u00ed <strong>ur\u010ditou v\u00fdznamn\u011bj\u0161\u00ed \u010d\u00e1stku<\/strong>) bylo vyplacen\u00e9 finan\u010dn\u00ed instituci nam\u00edsto v\u00e1m. Vinkulace narozd\u00edl od samotn\u00e9ho poji\u0161t\u011bn\u00ed nicm\u00e9n\u011b <strong>nen\u00ed platn\u00e1<\/strong>, dokud v\u0161echny z\u00fa\u010dastn\u011bn\u00e9 strany \u2013 tedy vy, poji\u0161\u0165ovna a banka \u2013 <strong>neposb\u00edraj\u00ed nutn\u00e9 dokumenty<\/strong> a podpisy.&nbsp;<\/p>\n\n\n\n<p><strong>Jak na to krok za krokem: <\/strong>&nbsp;<\/p>\n\n\n\n<ul>\n<li>Uzav\u0159ete pojistnou smlouvu s odpov\u00eddaj\u00edc\u00edmi riziky a pojistn\u00fdmi \u010d\u00e1stkami. Obvykle v\u00e1m banka doporu\u010d\u00ed, jak <a href=\"https:\/\/www.rixo.cz\/blog\/jak-pojistit-dum\/\"><strong>poji\u0161t\u011bn\u00ed nemovitosti spr\u00e1vn\u011b nastavit<\/strong><\/a> na z\u00e1klad\u011b odhadu ceny nemovitosti. A to i v p\u0159\u00edpad\u011b, \u017ee v\u00e1\u0161 d\u016fm je\u0161t\u011b nestoj\u00ed. Pr\u00e1v\u011b proto je zde <a href=\"https:\/\/www.rixo.cz\/blog\/jak-ochranit-dum-pred-dokoncenim-sjednejte-si-pojisteni-rozestavene-stavby\/\"><strong>poji\u0161t\u011bn\u00ed rozestav\u011bn\u00e9 stavby<\/strong><\/a>.&nbsp;<\/li>\n\n\n\n<li>U n\u011bkter\u00fdch poji\u0161\u0165oven nemus\u00edte \u0159e\u0161it v\u016fbec nic, proto\u017ee poji\u0161\u0165ovna a banka si <strong>online p\u0159edaj\u00ed <\/strong>v\u0161echny pot\u0159ebn\u00e9 dokumenty <strong>mezi sebou<\/strong>. Pokud ve va\u0161em p\u0159\u00edpad\u011b tato mo\u017enost nen\u00ed, je\u0161t\u011b nem\u00e1te hotovo.&nbsp;<\/li>\n\n\n\n<li>Kopii pojistn\u00e9 smlouvy za\u0161lete bance. M\u00e1te na smlouv\u011b v\u0161echno spr\u00e1vn\u011b? Skv\u011ble, <strong>banka v\u00e1m vyd\u00e1<\/strong> dokument pro poji\u0161\u0165ovnu, v n\u011bm\u017e budou uvedeny konkr\u00e9tn\u00ed podm\u00ednky vinkulace pro p\u0159\u00edpad vyplacen\u00ed pojistn\u00e9ho pln\u011bn\u00ed. Toto <strong>potvrzen\u00ed podep\u00ed\u0161ete vy<\/strong> i poji\u0161\u0165ovna.<\/li>\n\n\n\n<li>Jdeme do fin\u00e1le. Od poji\u0161\u0165ovny dostanete <strong>origin\u00e1l smlouvy o vinkulaci<\/strong> va\u0161\u00ed pojistky pro sebe i kopii pro banku.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>Sjedn\u00e1n\u00ed poji\u0161t\u011bn\u00ed nemovitosti a vinkulaci za v\u00e1s m\u016f\u017ee za\u0159\u00eddit p\u0159\u00edmo banka u sv\u00e9 partnersk\u00e9 poji\u0161\u0165ovny. Obdobn\u011b proces poji\u0161t\u011bn\u00ed a vinkulace pojistn\u00e9ho pln\u011bn\u00ed funguje t\u0159eba u leasingu vozidel. Vyplat\u00ed se ale b\u00fdt ostra\u017eit\u00fd. Ale jak to funguje, kdy\u017e <strong>dojde na pojistnou ud\u00e1lost<\/strong>? Men\u0161\u00ed \u0161kody, za kter\u00e9 poji\u0161\u0165ovna poskytne pln\u011bn\u00ed v \u0159\u00e1du desetitis\u00edc\u016f korun, banku zaj\u00edmat nemus\u00ed. Poji\u0161\u0165ovna tedy vyplat\u00ed pln\u011bn\u00ed <strong>pod sjednanou hranici vinkulace <\/strong>p\u0159\u00edmo <strong>v\u00e1m<\/strong>.&nbsp;<\/p>\n\n\n\n<p>V\u011bt\u0161\u00ed \u0161kody v \u0159\u00e1du vy\u0161\u0161\u00edch statis\u00edc\u016f, p\u0159\u00edpadn\u011b i milion\u016f korun budou zpravidla vypl\u00e1ceny p\u0159\u00edmo bance, kter\u00e1 je <strong>pou\u017eije k \u00fahrad\u011b dluhu<\/strong>. Nebojte se o to, \u017ee by si na v\u00e1\u0161 \u00fakor cht\u011bla banka p\u0159ilep\u0161it, vinkulace se skute\u010dn\u011b pou\u017eije p\u0159i fat\u00e1ln\u00ed \u0161kod\u011b na va\u0161em dom\u011b. Pokud by pojistn\u00e9 pln\u011bn\u00ed<strong> p\u0159evy\u0161ovalo<\/strong> v\u00fd\u0161i dluhu, <strong>dostanete<\/strong> zbyl\u00e9<strong> <\/strong>pen\u00edze z pojistky<strong> vy<\/strong>. Stejn\u011b tak banka<strong> nem\u00e1 n\u00e1rok<\/strong> ani na pln\u011bn\u00ed z rizik, kter\u00e1 jste si sjednali <strong>nad r\u00e1mec po\u017eadavk\u016f banky<\/strong> na zaji\u0161t\u011bn\u00ed nemovitosti.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Vinkulace a aktualizace poji\u0161t\u011bn\u00ed<\/h2>\n\n\n\n<p>Ur\u010dit\u011b dob\u0159e v\u00edte, \u017ee p\u0159i zv\u00fd\u0161en\u00ed hodnoty domu nap\u0159\u00edklad po <strong>kompletn\u00ed rekonstrukci<\/strong> byste m\u011bli osv\u011b\u017eit i sv\u00e9 poji\u0161t\u011bn\u00ed nemovitosti <strong>nav\u00fd\u0161en\u00edm pojistn\u00fdch \u010d\u00e1stek<\/strong>. Pokud ale m\u00e1te sjednanou vinkulaci pojistn\u00e9ho pln\u011bn\u00ed, d\u00e1vejte pozor nejen na odpov\u00eddaj\u00edc\u00ed nastaven\u00ed pojistky, ale tak\u00e9 i na <strong>zachov\u00e1n\u00ed vinkulace<\/strong>.&nbsp;<\/p>\n\n\n\n<p>\u00dapravy na pojistn\u00e9 smlouv\u011b nemus\u00ed znamenat, \u017ee vinkulace p\u0159estane existovat. Riziko spo\u010d\u00edv\u00e1 zejm\u00e9na v p\u0159esjedn\u00e1n\u00ed smlouvy. Jak na devinkulaci<\/h2>\n\n\n\n<p>Devinkulace nen\u00ed nic jin\u00e9ho, ne\u017e ukon\u010den\u00ed d\u0159\u00edve sjednan\u00e9 vinkulace. P\u0159ijde na \u0159adu ve chv\u00edli, kdy<strong> cel\u00fd \u00fav\u011br splat\u00edte<\/strong>. Banka u\u017e po v\u00e1s \u201cnem\u00e1 co cht\u00edt\u201d a nen\u00ed tak pot\u0159eba ani \u00fav\u011br d\u00e1l ni\u010d\u00edm zaji\u0161\u0165ovat. Nezb\u00fdv\u00e1 tedy nic jin\u00e9ho ne\u017e se radovat ze splacen\u00ed hypot\u00e9ky, vyv\u00e1zat nemovitost ze z\u00e1stavy na katastr\u00e1ln\u00edm \u00fa\u0159ad\u011b a zru\u0161it vinkulaci u va\u0161\u00ed poji\u0161\u0165ovny.&nbsp;<\/p>\n\n\n\n<p>Banka v\u00e1m spole\u010dn\u011b s potvrzen\u00edm o splacen\u00ed dluhu (tzv. kvitanc\u00ed) vystav\u00ed potvrzen\u00ed o <strong>z\u00e1niku vinkulace<\/strong> pojistn\u00e9ho pln\u011bn\u00ed, a pr\u00e1v\u011b <strong>na z\u00e1klad\u011b potvrzen\u00ed banky <\/strong>poji\u0161\u0165ovna vinkulaci zru\u0161\u00ed.
