A ty v\u00e1s zpravidla tak\u00e9 vyjdou na spoustu pen\u011bz. Jak nechybovat p\u0159i v\u00fdb\u011bru a na co si d\u00e1t pozor p\u0159i koupi bytu? Ta nejd\u016fle\u017eit\u011bj\u0161\u00ed doporu\u010den\u00ed v\u00e1m zde p\u0159ehledn\u011b shrneme.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Faktory, kter\u00e9 sledovat p\u0159i koupi bytu<\/h2>\n\n\n\n<p>Zal\u00edbila se v\u00e1m nab\u00eddka realitn\u00ed kancel\u00e1\u0159e, u\u017e b\u011b\u017e\u00edte vy\u0159izovat <a href=\"https:\/\/www.rixo.cz\/hypoteka\/\">hypot\u00e9ku<\/a> a t\u011b\u0161\u00edte se na nov\u00e9 (a hlavn\u011b vlastn\u00ed) bydlen\u00ed? Ne tak rychle. Nejd\u0159\u00edve si v n\u011bkolika kroc\u00edch ov\u011b\u0159te, zda se v\u00e1\u0161 vysn\u011bn\u00fd byt neprom\u011bn\u00ed v no\u010dn\u00ed m\u016fru.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Technick\u00fd stav nemovitosti<\/h3>\n\n\n\n<p>Z kr\u00e1sn\u011b <strong>naaran\u017eovan\u00fdch fotek bytu<\/strong> na inzertn\u00edm serveru nepozn\u00e1te tak\u0159ka nic. U byt\u016f jak\u00e9hokoliv st\u00e1\u0159\u00ed je proto pot\u0159eba se<strong> detailn\u011b a osobn\u011b sezn\u00e1mit se stavem<\/strong> bytu v\u010detn\u011b toho, co pouh\u00fdm okem neuvid\u00edte. Zam\u011b\u0159te se na stav r<strong>ozvod\u016f vody, elekt\u0159iny \u010di plynu<\/strong>, stejn\u011b jako na<strong> okna, podlahy, zdi nebo izolaci<\/strong>. Nez\u016fst\u00e1vejte tak\u00e9 jen u samotn\u00e9ho bytu &#8211; zkontrolujte, jak je na tom samotn\u00fd <strong>d\u016fm, spole\u010dn\u00e9 prostory, sklep nebo t\u0159eba gar\u00e1\u017e<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Ne\u010dekan\u00e9 v\u00fddaje na opravy bytu, kter\u00fd nen\u00ed v nejlep\u0161\u00ed kondici, v\u00e1s mohou pron\u00e1sledovat i roky po nast\u011bhov\u00e1n\u00ed. Vyplat\u00ed se ale v\u011bnovat trochu \u010dasu hlub\u0161\u00edmu pozn\u00e1n\u00ed m\u00edsta, v n\u011bm\u017e budete tr\u00e1vit podstatnou \u010d\u00e1st va\u0161eho ve\u0161ker\u00e9ho \u010dasu. Nebude v\u00e1m vadit ruch p\u0159ilehl\u00e9 silnice nebo \u0161koly pod okny? Nebudete po p\u00e1r t\u00fddnech otr\u00e1ven\u00ed z v\u00fdhledu do oken sousedn\u00edho panel\u00e1ku? Nepodepisujte nic za podm\u00ednek, se kter\u00fdmi nejste spokojeni a rad\u011bji dojd\u011bte s prod\u00e1vaj\u00edc\u00edm ke kompromisu. Na co si d\u00e1t pozor?&nbsp;<\/p>\n\n\n\n<p>V z\u00e1vazn\u00e9 <strong>rezerva\u010dn\u00ed smlouv\u011b<\/strong> v\u00e1s m\u016f\u017ee p\u0159ekvapit ustanoven\u00ed o rezerva\u010dn\u00ed lh\u016ft\u011b v d\u00e9lce nap\u0159. 1 m\u011bs\u00edce, kter\u00e1 nemus\u00ed b\u00fdt dostate\u010dn\u00e1, pokud teprve vy\u0159izujete hypot\u00e9ku. Mohlo by se tak st\u00e1t, \u017ee kv\u016fli zbr\u017ed\u011bn\u00ed schvalov\u00e1n\u00ed hypot\u00e9ky v bance term\u00edn koup\u011b nestihnete a budete muset platit <strong>smluvn\u00ed pokutu<\/strong>. Proto se v\u017edy doporu\u010duje domluvit si del\u0161\u00ed rezerva\u010dn\u00ed lh\u016ftu, a to alespo\u0148 v d\u00e9lce 3 m\u011bs\u00edc\u016f.&nbsp;<\/p>\n\n\n\n<p>Rezerva\u010dn\u00ed smlouva tak\u00e9 ur\u010duje z\u00e1kladn\u00ed podm\u00ednky, kter\u00fdmi se bude \u0159\u00eddit n\u00e1sledn\u00e1 kupn\u00ed smlouva. V\u0161echny <strong>z\u00e1sadn\u00ed parametry<\/strong>, jako je ur\u010den\u00ed nemovitosti, ceny a dal\u0161\u00ed n\u00e1le\u017eitosti si proto p\u0159esn\u011b <strong>stanovte ji\u017e v rezerva\u010dn\u00ed smlouv\u011b<\/strong>, abyste z koup\u011b nemuseli couvat, kdy\u017e dojde na \u201costr\u00fd podpis\u201d.&nbsp;<\/p>\n\n\n\n<p>Podpis jak\u00e9hokoliv dokumentu, a\u0165 u\u017e jde o rezerva\u010dn\u00ed nebo kupn\u00ed smlouvu, si v\u017edy dob\u0159e <strong>p\u0159e\u010dt\u011bte<\/strong>, vyjasn\u011bte si <strong>ve\u0161ker\u00e9 nejasnosti<\/strong> a nechte si v\u0161e<strong> p\u0159ed podpisem zkontrolovat pr\u00e1vn\u00edkem<\/strong> &#8211; mo\u017en\u00e1 odhal\u00ed nen\u00e1padn\u00e9 kli\u010dky nebo slep\u00e1 m\u00edsta, kde by mohl vyvstat ne\u010dekan\u00fd probl\u00e9m.&nbsp;<\/p>\n\n\n\n<p>Jste si jist\u00ed, \u017ee m\u00e1te dob\u0159e vybr\u00e1no a<strong> \u0159e\u0161\u00edte u\u017e jen mo\u017enosti financov\u00e1n\u00ed<\/strong>?
