Pokud m\u00e1te byt na <strong>hypot\u00e9ku<\/strong>, poji\u0161t\u011bn\u00ed u\u017e m\u00e1te vy\u0159e\u0161en\u00e9 &#8211; ostatn\u00ed ale mohou t\u00e1pat. Odpov\u011b\u010f na tento dotaz je pom\u011brn\u011b jednoduch\u00e1: sjednat byste si m\u011bli nejen <strong>vlastn\u00ed pojistku na dom\u00e1cnost, ale i nemovitost<\/strong>. Pro\u010d? Vysv\u011btlen\u00ed naleznete v na\u0161em \u010dl\u00e1nku.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"zajistuje-svj-pojisteni-bytu\">Zaji\u0161\u0165uje SVJ poji\u0161t\u011bn\u00ed bytu?&nbsp;<\/h2>\n\n\n\n<p>SVJ prost\u0159ednictv\u00edm sv\u00e9ho v\u00fdboru vykon\u00e1v\u00e1 celou \u0159adu \u010dinnost\u00ed, jako nap\u0159\u00edklad zaji\u0161t\u011bn\u00ed \u00fadr\u017eby a oprav, kter\u00e9 se v\u00e1\u017eou p\u0159edev\u0161\u00edm k <strong>budov\u011b jako takov\u00e9<\/strong> a<strong> spole\u010dn\u00fdm prostor\u00e1m<\/strong>. Podobn\u00fd princip v\u00fdbor SVJ uplat\u0148uje i u<strong> poji\u0161t\u011bn\u00ed nemovitosti<\/strong>, kter\u00e9 v r\u00e1mci sv\u00fdch pravomoc\u00ed uzav\u00edr\u00e1.&nbsp;<\/p>\n\n\n\n<p>V poji\u0161t\u011bn\u00ed nemovitosti od SVJ je zahrnuta cel\u00e1 budova, tedy v\u010detn\u011b i va\u0161\u00ed vlastn\u00ed bytov\u00e9 jednotky. Celkov\u00e1 pojistn\u00e1 \u010d\u00e1stka (tedy celkov\u00e1 suma vypl\u00e1cen\u00e1 vlastn\u00edk\u016fm dle pom\u011br\u016f pod\u00edl\u016f v p\u0159\u00edpad\u011b \u00fapln\u00e9ho zni\u010den\u00ed stavby) se zde nastavuje na tzv. <strong>reproduk\u010dn\u00ed hodnotu<\/strong>. Ta vyjad\u0159uje, za kolik pen\u011bz by se dala v dob\u011b uzav\u0159en\u00ed poji\u0161t\u011bn\u00ed<strong> postavit srovnateln\u00e1 budova<\/strong>. Nicm\u00e9n\u011b, reproduk\u010dn\u00ed hodnota <strong>nen\u00ed <\/strong>rovn\u00fdm <strong>ekvivalentem tzv. tr\u017en\u00ed ceny<\/strong>. Ta pro zm\u011bnu vyjad\u0159uje, za kolik pen\u011bz by se aktu\u00e1ln\u011b <strong>nemovitost prodala<\/strong> \u010di za kolik byste si mohli <strong>koupit jinou srovnatelnou nemovitost<\/strong>.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"proc-pojisteni-bytu-svj-nestaci\">Pro\u010d poji\u0161t\u011bn\u00ed bytu SVJ nesta\u010d\u00ed?&nbsp;<\/h2>\n\n\n\n<p>Poji\u0161t\u011bn\u00ed SVJ z v\u00fd\u0161e zm\u00edn\u011bn\u00fdch d\u016fvod\u016f &#8211; alespo\u0148 v tom nejhor\u0161\u00edm z p\u0159\u00edpad\u016f &#8211; nedok\u00e1\u017ee pln\u011b pokr\u00fdt <strong>n\u00e1klady v\u0161ech jednotliv\u00fdch vlastn\u00edk\u016f<\/strong> na<strong> po\u0159\u00edzen\u00ed jin\u00e9ho bytu<\/strong>, kter\u00fd by byl srovnateln\u00fd <strong>kvalitou, lokalitou a dal\u0161\u00edmi faktory<\/strong>. Standardn\u011b se st\u00e1v\u00e1, \u017ee <strong>reproduk\u010dn\u00ed cena je polovi\u010dn\u00ed oproti tr\u017en\u00ed cen\u011b<\/strong>. Nehled\u011b na to, \u017ee pojistn\u00e1 smlouva od SVJ nemus\u00ed kr\u00fdt ve\u0161ker\u00e1 hroz\u00edc\u00ed rizika.&nbsp;<\/p>\n\n\n\n<p>Tak\u00e9 je pot\u0159eba myslet na to, \u017ee smlouva by se m\u011bla pravideln\u011b <strong>kontrolovat a aktualizovat<\/strong>, p\u0159edev\u0161\u00edm s ohledem na v\u00fd\u0161i pojistn\u00e9 \u010d\u00e1stky &#8211; a to nejen v p\u0159\u00edpad\u011b, \u017ee nemovitost pro\u0161la rekonstrukc\u00ed nebo jin\u00fdm zhodnocen\u00edm. To ale jako vlastn\u00edk jednotky <strong>nem\u00e1te pod kontrolou<\/strong> a mus\u00edte spol\u00e9hat p\u0159edev\u0161\u00edm na pe\u010dlivost va\u0161eho v\u00fdboru spole\u010denstv\u00ed.&nbsp;<\/p>\n\n\n\n<p>Suma sum\u00e1rum: Tato pojistka najde sv\u00e9 uplatn\u011bn\u00ed p\u0159edev\u0161\u00edm v p\u0159\u00edpad\u011b <strong>\u010d\u00e1ste\u010dn\u00fdch \u0161kod<\/strong>, kterou m\u016f\u017ee b\u00fdt nap\u0159\u00edklad <strong>po\u0161kozen\u00ed rozvod\u016f vody<\/strong> ve spr\u00e1v\u011b spole\u010denstv\u00ed, nebo nap\u0159. p\u0159i <strong>\u0161kod\u00e1ch na st\u0159e\u0161e \u010di fas\u00e1d\u011b budovy<\/strong> v souvislosti s \u017eiveln\u00edmi ud\u00e1lostmi. A pro ostatn\u00ed p\u0159\u00edpady by tu m\u011blo b\u00fdt jin\u00e9 poji\u0161t\u011bn\u00ed &#8211; va\u0161e vlastn\u00ed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"jak-na-pojisteni-bytu\">Jak na poji\u0161t\u011bn\u00ed bytu<\/h2>\n\n\n\n<p>Je\u0161t\u011b nem\u00e1te<strong> <\/strong>vlastn\u00ed poji\u0161t\u011bn\u00ed bytu nebo p\u0159em\u00fd\u0161l\u00edte, zda je spr\u00e1vn\u011b nastaven\u00e9? Va\u0161e poji\u0161t\u011bn\u00ed nemovitosti (tedy jednotky a stavebn\u00ed sou\u010d\u00e1sti pevn\u011b spojen\u00e9 s nemovitost\u00ed) by m\u011blo m\u00edt nastavenou <strong>pojistnou \u010d\u00e1stku<\/strong> tak, aby odpov\u00eddala <strong>tr\u017en\u00ed hodnot\u011b bytu<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Ur\u010den\u00ed tr\u017en\u00ed hodnoty bytu m\u016f\u017ee b\u00fdt slo\u017eit\u00e9, ale pokud nechcete investovat do odhadu ceny od znalce, m\u016f\u017eete se orientovat podle nab\u00eddek realitn\u00edch kancel\u00e1\u0159\u00ed a voln\u011b dostupn\u00fdch cenov\u00fdch map. Pojistn\u00e1 \u010d\u00e1stka by <strong>nem\u011bla b\u00fdt \u201cpodst\u0159elen\u00e1\u201d, ani nadhodnocen\u00e1<\/strong>. Pro\u010d? P\u0159i podpoji\u0161t\u011bn\u00ed nemovitosti v\u00e1s m\u016f\u017ee p\u0159i tak\u0159ka jak\u00e9koliv \u0161kodn\u00ed ud\u00e1losti potrestat kr\u00e1cen\u00edm pojistn\u00e9ho pln\u011bn\u00ed. Za v\u00fdrazn\u011b vy\u0161\u0161\u00ed pojistnou \u010d\u00e1stku si zase p\u0159iplat\u00edte, a p\u0159i nahl\u00e1\u0161en\u00ed pojistn\u00e9 ud\u00e1losti v\u00e1m poji\u0161\u0165ovna stejn\u011b vyplat\u00ed skute\u010dnou hodnotu v dob\u011b \u0161kody.&nbsp;<\/p>\n\n\n\n<p>V r\u00e1mci <a href=\"https:\/\/www.rixo.cz\/pojisteni-nemovitosti\/\"><strong>poji\u0161t\u011bn\u00ed nemovitosti<\/strong><\/a><strong> <\/strong>u\u017e v\u00e1s pot\u00e9 \u017e\u00e1dn\u00e9 z\u00e1ludnosti ne\u010dekaj\u00ed. Sta\u010d\u00ed jen zvolit rizika, kter\u00e1 byste cht\u011bli pojistit a p\u0159\u00edpadn\u011b tak\u00e9 zahrnout do poji\u0161t\u011bn\u00ed <strong>spolu\u00fa\u010dast<\/strong>, kter\u00e1 v\u00e1m m\u016f\u017ee v\u00fdslednou <strong>cenu poji\u0161t\u011bn\u00ed sn\u00ed\u017eit<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Podobn\u011b to funguje i u <a href=\"https:\/\/www.rixo.cz\/pojisteni-domacnosti\/\"><strong>poji\u0161t\u011bn\u00ed dom\u00e1cnosti<\/strong><\/a>, tedy vybaven\u00ed va\u0161eho bytu. Tam spadaj\u00ed ve\u0161ker\u00e9 movit\u00e9 v\u011bci v\u010detn\u011b n\u00e1bytku i va\u0161e osobn\u00ed v\u011bci, jako nap\u0159\u00edklad oble\u010den\u00ed nebo um\u011bleck\u00e1 d\u00edla. Jednu \u0161kodu v\u00e1m nem\u016f\u017ee jedna nebo v\u00edce poji\u0161\u0165oven z r\u016fzn\u00fdch smluv zaplatit dvakr\u00e1t, i kdy\u017e by se v\u00e1m mohlo zd\u00e1t, \u017ee byste na sou\u010dasn\u00e9 pln\u011bn\u00ed z vlastn\u00ed pojistky a z pojistky SVJ m\u011bli n\u00e1rok.&nbsp;<\/p>\n\n\n\n<p>Mohlo by v\u00e1s sice napadnout \u0161alamounsk\u00e9 \u0159e\u0161en\u00ed vyu\u017e\u00edt st\u00e1vaj\u00edc\u00ed poji\u0161t\u011bn\u00ed od SVJ a zb\u00fdvaj\u00edc\u00ed \u010d\u00e1stku hodnoty bytu si<strong> dopojistit <\/strong>sami zvl\u00e1\u0161\u0165 v nov\u00e9 smlouv\u011b, ale takhle to pro sv\u00e9 dobro za cenu nepatrn\u00e9 \u00faspory<strong> rozhodn\u011b ned\u011blejte<\/strong>. I pokud by v\u00e1m poji\u0161\u0165ovna ze smlouvy uzav\u0159en\u00e9 se SVJ n\u011bco vyplatila, <strong>dal\u0161\u00ed pln\u011bn\u00ed z vlastn\u00ed pojistky byste nedostali<\/strong>. A pokud byste se naopak dom\u00e1hali<strong> pln\u011bn\u00ed od vlastn\u00ed poji\u0161\u0165ovny<\/strong>, potrestala by v\u00e1s <strong>kr\u00e1cen\u00edm pln\u011bn\u00ed za podpoji\u0161t\u011bn\u00ed<\/strong>, proto\u017ee jste si nepojistili byt na jeho<strong> skute\u010dnou hodnotu<\/strong>.&nbsp;<\/p>\n\n\n\n<p>M\u00edt kvalitn\u00ed a z\u00e1rove\u0148 v\u00fdhodnou pojistku, kter\u00e1 v\u00e1\u0161 byt a pen\u011b\u017eenku ochr\u00e1n\u00ed p\u0159ed ka\u017ed\u00fdm nebezpe\u010d\u00edm, nen\u00ed \u017e\u00e1dn\u00e1 utopie.
